A home remodeling project usually moves through eight stages: the first call, an in-home visit, the design, a written proposal, adjustments and the contract, plans and permits, construction, and a final walk-through. Knowing what happens at each stage, and what is expected of you, makes the project calmer and helps you plan around permit times and the days with noise and dust.
1. The first call
Tell the company about the project you have in mind, by phone or through an estimate form, and set a time for a visit. It helps to have a few photos of ideas you like and a short list of what the new space needs to do.
2. The in-home appointment
A good contractor listens first: what you want to include, what you need and the materials you like. They measure the space, take notes and look for challenges, such as a sloped yard, an old wall or tight access. Try to have everyone who will make decisions at this visit.
3. The design
Some homeowners bring their own plans. Others ask the contractor to include professional designs. At Reyes Construction Group you can do either; designs we include are an additional cost, and we tell you that up front.
4. The written proposal
The proposal should explain step by step what will be done, which materials will be used, how much it will cost and how long it will take. Ours usually takes a couple of weeks to prepare, and up to this point there is no commitment.
5. Adjust and sign
Read the proposal carefully and ask for any changes. When the scope, materials, price and timeline match what you want, you sign a contract.
6. Plans, permits and selections
Most additions, decks, porches and many remodels need a county building permit. The contractor prepares the plans and files for the permit. How long approval takes depends on the county and how busy it is. That waiting time is useful: it is when cabinets, tile and other items with long lead times get ordered, and when you choose finishes and see them in person.
7. Construction
Once the permits are approved, work begins. Most families stay at home during a remodel. Expect some noise and dust on work days, and plan a little ahead:
- Clear the work area and the path to it.
- Plan where children and pets will spend work hours.
- Agree on one person on each side to handle questions and decisions.
At Reyes Construction Group, the same person you met at the first appointment leads the construction.
8. The final walk-through
Walk the finished project together with the person who led it. Point out any detail that does not meet your expectations; it should be corrected before the job is closed.
How long does a home remodeling project take?
It depends on the size of the project and on how long your county takes to approve the permits. A written proposal should state the expected timeline for your project, so you know what to plan for before you sign.
